  • BakerStreet I (ATENOR)

    BakerStreet – ATENOR’s latest campus development, an A+ Class office project will be delivered in two phases in the heart of South Buda, designed by using environmentally conscious solutions, high-quality materials and cutting-edge architectural technology. The handover of the fully leased 16,500 sqm first phase, the new HQ of E.ON Hungary, was successfully concluded in June 2024, while the construction of the 24,500 sqm second phase launches soon.

  • Budapest ONE (Futureal)

    The 66,000 sqm modern and sustainable office complex is located in Őrmező, Hungary’s largest multimodal transport intersection with easy and quick access to the city centre and the agglomeration. The BREEAM certified, energy-efficient and people-centred building has also been the first in the country to receive the highest WELL rating, Platinum. It includes a 500-meter panoramic rooftop running track, “WELL room”, shops and services at the ground level.

  • Corvin Innovation Campus (Futureal)

    The almost completely contactless office building is the next chapter of the internationally recognized Corvin Promenade success story. In line with the BREEAM Excellent and WELL Platinum standards the highly energy-efficient complex offers sustainable, people-centred solutions for its tenants. The 16,650 sqm first phase was already handed over in 2023. The pet-friendly building located in the vicinity of the metro station is easily and quickly accessible by public transport.

INDUSTRIAL, LOGISTICS

  • Kaposfil Business Park

    The industrial estate is a nearly 17 hectares plot containing 4,5 hectares development area and 10 buildings. It includes 46.000m2 of warehouse/distribution space, and variable industrial, manufacturing and office spaces that ranges in size from 180m2 to 27.000m2. The estate presents opportunities of both land sale and build to suit options, it has an own railroad, and has customs warehouse option. It is also excellently suitable for the establishment of an intermodal logistics center (due to the own railway connection). The production hall was used for large-scale textile production until the 1990s, and it is equipped with sprinkler system and compressed air network. Other 10.6 hectares land is available for purchase next to the plot.

  • Northern Industrial Park Kaposvár

    The City of Kaposvár has decided to build a properly prepared, new industrial park in the north-western part of the city for the implementation of existing and future developments of high importance. The area is bounded by highways 61 (future M9) and 67 from the north and east. With the development, in 7 phases, an industrial park with a total area of ​​445.7 hectares will be created. First phase (22,7 hectares) is done, 10 hectares are already sold, development of further phases is ongoing. All utilities (gas, water, sewage, electrictiy, telecommunications, district heating) are along the industrial park.

  • Somogyi Korona Plc. for industrial and accomodation development

    Somogyi Korona PLC is a company with around 45 employees and constists of the Kapos Hotel (incl. own parking garage), Kapos Café and Restaurant, a business park (33.000 square meters plot with office building and warehouses – 18000 square meters of the plot is built-up area), a property directly in the central park of Kaposvár (3500 square meters) and several other real estates which also are in best location. Main share holder is one person (99,9 %), the company is for sale.     Construction of the Smart Industrial Science and Innovation Park Kaposvár will begin in 2024 and will be finished by the end of 2025. Local businesses with capacities and capabilities in R&D tasks, in cooperation with the University of Óbuda, wish to use its research support to have a positive market stimulating effect on the development of the region. The strategy and R&D activities of the Park treat today’s main challenges as a top priority such as military industrial developments, use and storage of alternative energies, environmental protection solutions. It provides an opportunity to help local young people continue their education, it will be able to provide a practical place and help generate new university majors in the listed fields.

  • Taszár Airport (HIPA)

    Taszár Airport is located in the South-West of Hungary. This region enjoys a 50% FDI subsidy level. 5 km west of Taszár is Kaposvár, a city with a population of 60,000. The Taszár Airport lands consists of 36 plots and covers an area of 515 hectares. The main block covers 490 ha and consists of 7 plots. The future uses will include industrial production, energy community, incubators, scientific attractions and smart recreation facilities. For electricity microgrid solution is planned: the aim is to combine large-scale power generation, balancing, storage, O&M and consumption in a single location, thereby decreasing the strain on the national grid system.

  • Debrecen – Logistic center (INPARK)

    INPARK is developing a top-notch logistic center for lease to its esteemed client, CATL. It is a purpose-built facility that offers tailored accommodations. The building will take place on approximately 43 hectares of land in the Southern Industrial Park with an area of 61,000 square meters with the possibility of the extension up to 200,000 square meters  area. The main structure of the building comprises precast reinforced concrete columns and beams, complemented by facade, insulation, and roofing. It is equipped with essential safety features including fire alarm systems, sprinklers, Building Management Systems (BMS), and automatic loading gates. The construction started in May 2023, and currently is in an advanced stage.

  • Gyula – Industrial Park (INPARK)

    AIRBUS Helicopters selected INPARK Gyula Industrial Park’s 14.8 hectares industrial park as the site for its new aerospace enterprise in Hungary. A 15,867-square-meter green field aerospace manufacturing hall has been built according to the most modern industry requirements. The plant manufactures precision steel and titanium components for the kite structure and dynamic systems of the company’s helicopters, as well as some metal parts of the door panels. The development was the Winner of the Best BTS/ Manufacturing Project 2022 at the 4th Annual CRE Awards organized by EuropaProperty. Adjacent to the AIRBUS building INPARK also developed a 3,477 sqm surface treatment facility. The French–owned Satys Group has been a supplier of Airbus for thirty years. The Hungarian N7 Group takes part in this cooperation as a partner.

  • Debrecen Logistics and Truck terminal

    The purpose of the project is to create a truck terminal in the North-Western Industrial Area which will serve the BMW Factory, their suppliers and industry players in the region. All three of the city’s industrial parks are easily accessible from the terminal via the M35 motorway within a maximum of 10 minutes. A customs office and a customs yard will operate in the area of ​​the DLKT and an intermodal railway terminal will also be found nearby. Within the 83 506 m2 unit 194 ESPORG SILVER and 64 ESPORG GOLD security level, protected truck parking lots will be built by the first quarter of 2026.

  • Universitas Industrial Park Baranya

    Hungary’s largest available industrial development area of ​​600 ha, which can be adapted according to the needs of the planned investment, and whose area has the largest labor force reserve in the country. The developer of the industrial park is the maintainer of one of the country’s largest universities offering complex project management services. Thus, apart from the vocational training background, higher education, research and development resources and cooperation opportunities are also provided. The area is excellent in terms of public infrastructure and logistics, it has the most important railway, road, and airport connections, with direct and short access to the North Adriatic ports.

  • Nagykanizsa – Industrial Park (INPARK)

    Honeywell has relocated and expanded its operations in Nagykanizsa and has signed a long-term lease contract for the complex manufacturing plant. INPARK completed a 10,935-square-meter facility in its 73 hectares industrial park right next to Motorway M7/E71 and Road 7. The building comprises 8,568 square meters of production and warehouse areas, as well as 2,367 square meters of office and social areas. The building has been developed to accommodate the manufacturing and warehousing activity of the tenant with the utmost flexibility to design work areas and rearrange them on demand, with the help of a strong primary electrical, IT and compressed air grid. The manufacturing area is temperature and humidity controlled. A part of the warehouse floor is suitable for VNA forklifts. INPARK’s Nagykanizsa development with Honeywell was recognized as the Best BTS Project at the 5th Annual CRE awards organized by EuropaProperty.com.

  • IGPark Debrecen (Innovinia)

    IGPark Debrecen is located in the North-western industrial belt of Debrecen, with direct access from M35 highway. The park boasts outstanding location, due to its close proximity to the BMW plant. The Park offers 4.6 ha land with 23,000 m2 development potential. The first building is under development, hand over is expected in 2025Q1. Owner and developer Innovinia (in cooperation with the University of Debrecen) plans to implement here an ‘eco-industrial’ environment with native grass and plant species, as well as trees, that are best fitting to the actual and changing climate of the area.

  • Limitless Park Biatorbágy (HIPA)

    Limitless Park is an industrial real estate project of almost 200,000 sq. m, right next to the M0-M1 highway in Biatorbágy, only 15 minutes from Budapest, in an excellent location in
    Hungary. The development of Limitless Park would be based on the concept of a green industrial park according to ESG and BREAM guidelines. Projects related to last mile and city logistics, production and assembly, commercial activity can be implemented in the park. A total of 65,000 sq. m buildings can be built in the form of 1,500 sq. m – 15,000 sq. m halls.

  • Miskolc South Tecnhology Park (HIPA)

    The 85 ha industrial area with a well-developed infrastructure is located in the southern part of the city of Miskolc, which is center of the region with a population of 360,000. The Government of Hungary has declared the area to be of major importance for the national economy, and thus the area has VIP status. Within a radius of 100 km, 3 neighbouring countries can be reached, allowing any company with logistics or manufacturing activities to connect to the production chain in the area.

  • HelloParks Alsónémedi – Budapest South

    HelloParks Alsónémedi, located on a 135,000 sqm site, is the company’s latest real estate development, where the construction of a 60,000 sqm warehouse began last year. The building is being constructed according to the highest “Outstanding” rating in the BREEAM New Construction category and will meet the requirements of the EU Taxonomy. The development is expected to be completed in the fourth quarter of 2024.

  • HelloParks Fót – Budapest North

    At the HelloParks Fót megapark, a total of 254,000 sqm of industrial real estate development is taking place on 57 hectares. Three buildings, covering a total of 119,000 sqm, have already been completed at the site and 91% of it has already been leased. All the buildings in the park have been constructed according to the strictest criteria of the BREEAM sustainability standard’s New Construction category.

  • HelloParks Maglód – Budapest Airport

    At the 46-hectare HelloParks Maglód site, near Budapest Ferenc Liszt International Airport, a total of 213,000 sqm of industrial development is being realised. Two warehouse buildings totalling 90,000 sqm have already been completed, and both are fully leased. The park’s second warehouse, MG3, was the first industrial property in Hungary to earn the highest “Outstanding” rating in the New Construction category of the BREEAM sustainability certification.

  • HelloParks Páty – Budapest West

    At the 87-hectare HelloParks Páty megapark, a total of 384,000 sqm of industrial space is under development. Two buildings have already been completed, including the 58,000 square meter PT1, the largest modern industrial hall in the Budapest metropolitan area, which earned the BREEAM New Construction Outstanding rating during the design stage. The third building, PT3, will soon be completed, bringing the total available area in the park to 142,000 sqm, of which 84% has already been leased.

  • IGPark Miskolc (Innovinia)

    IGPark Miskolc is located within the Miskolc Mechatronic Area, with access to M30 highway. Owner and developer Innovinia has delivered the Park’s first built-to-suit development, a fully customized 19,000 m2 plant to meet the needs of an international manufacturing company. Within the framework of this project, there is the possibility to build out further 14,000 m2.
    The construction of the second hall is underway: 11.500m2 for LG-Magna. The Park also offers 5 ha land, where approx. 24,000 m2 of halls can be built.

  • IGPark Kecskemét South (Infogroup)

    IGPark Kecskemét South is located in the South-Kecskemét Industrial Area of Kecskemét, right next to global companies, such as Mercedes Benz, Kühne+Nagel and Motherson. The Park is easily accessible from M5 motorway and 54 highway. In summer 2023, the owner and developer Innovinia completed the development of a 21,000 m2, as well as another 15,000 m2 industrial-logistic hall. The Park offers 70,000 m2 for further development.

  • IGPark Kecskemét West (Innovinia)

    IGPark Kecskemét West is located at western Kecskemét near M5 highway only 90 km from Budapest in the centre of Hungary. It has 33 ha industrial area, out of which 40,000 m2 total GLA is fully leased. It is currently home to internationally acclaimed tenants and the owner Innovinia plans to build another 25,000 m2 hall to be opened in 2025. Additionally, IGPark Kecskemét West has approximately 11 ha development land which offers 50,000 m2 development potential.

  • IGPark Polgár (Innovinia)

    IGPark Polgár is located right at the Polgár exit off the M3 highway. Due to its outstanding location the Park can be easily accessed from 4 major Hungarian cities – Budapest, Debrecen, Miskolc and Nyíregyháza. Also, being located at the international transit network, TEN-T, the neighboring countries – Slovakia, Ukraine, Romania – are easily accessible. Covering 60 ha altogether, the Park offers 40,000 m2 class ‘A’ warehouse space for rent, as well as development plots both for sale or for build-to-suit.

  • Etele Plaza (Futureal)

    Hungary’s first smart plaza located in Kelenföld, at the largest multimodal transportation hub in the country. The sustainable Etele Plaza has obtained the BREEAM Very Good certification. In addition to the shops, there is a wide range of food outlets, restaurants, cafés, fitness facilities, a children’s play area and services in the 55,000 sqm shopping and entertainment centre. Moreover, the Etele Cinema takes the movie experience to a new level in the complex.

     

HOTEL

  • Hotel Kaposvár

    In 2021, a 4-star, 120-room hotel was planned for Kaposvár in connection with the Virágfürdő (Spa) located on the Csík Ferenc promenade. The hotel plot is located in the immediate vicinity of the city center, between the railway and the Kapos River. According to the plans, it will be directly connected to the medical department of the Virágfürdő, the indoor spa, and the beach. The net floor area of ​​the hotel exceeds 9,100 m2, including two conference rooms, a lobby, a bar, a restaurant for 160 people, 120 rooms (for 248 people), sky wellness, sky bar.

  • Hotel Development on Dósa Nádor square

    The develoment site is in the heart of Debrecen on the renewed Dósa Nádor Square. Aim of the tender and development: based on the Hotel Stars qualifier system minimum 4 star hotel development and operation.   • Residential Opportunities

    The city of Kaposvár has set as its goal the development of the city’s economy, the re-industrialization of the city, which means the creation of 1,500-2,000 new jobs in the next 2-5 years. In connection with this, the city wishes to ensure the improvement of housing conditions by creating an appropriate quantity and quality of accommodation. In order for this to be realized, well-located areas suitable for the construction of new detached houses, condominiums, or workers’ hostels were designated and explored in city center and garden city zones (numbers=areas on the map from 1 to 14).

  • Tócóvölgy Debrecen Residential development

    The aim of the project is a development of new-build, modern, affordable, new residential properties with the creation of large green areas on a 10 ha property. This residential development can be part of the rental housing program of the city of Debrecen. The prepared properties will be sold in packages as projects with building permit plans and building permit: Package 1: 24 973 m2 (2 properties); Package 2: 69 589 m2 (4 properties); Total: 1073 apartments: average 42-71 m2 / apartments; Building heights: ground floor + 3 – ground floor + 7. The properties are sold pre-utilized according to the utility plans with 1-1 connection points. Complete construction of public utilities (roads and infrastructure) will be completed in the second half of 2026 developed by the City of Debrecen.   • LAKE11 Home&Park (ATENOR)

    ATENOR entered the residential real estate market in Hungary with LAKE11 Home&Park in 2021. The green belt residential park investment is under development in South Buda, District 11 on 8-hectares.
